Key concerns · 80 homes on greenfield

Central & Country Developments Ltd (CCD) application raises serious issues for Gnosall.

High risk
Highway safety & congestion

120–160 additional vehicles will worsen peak congestion at village junctions & A518. Narrow footpaths on Knightley Road create direct danger for pedestrians, cyclists, and school children.

no safe footpath
Over capacity
Infrastructure & services

GP surgery already at maximum, with long wait times. Schools cannot absorb cumulative impact from 80 new households.

Greenfield
Landscape & open space

High‑density estate of 80 homes is completely out of character for this rural greenfield asset between Daffodil Drive and Moors Wood.

Wildlife
Ecological impact

Loss of mature hedgerows, trees, and semi‑natural habitats that support protected birds and mammals.

flood risk
Drainage & flood risk

CCD wants to piggyback on T&D attenuation pond (40% below required capacity). Increasing surface water load by ~150% will worsen flooding downstream — Gnosall Sports Club, Station Road, Wharf Road.

Application details

CCD applied for outline planning permission. Gnosall Parish Council unequivocally supports the application. No solution proposed for the undersized attenuation pond.

validated Mar 2026

The T&D attenuation pond was built with a capacity 40% below what was stipulated by Stafford Borough Council. CCD does not own the land and has not proposed a solution. Increasing surface water load by ~150% will increase downstream flooding on land around Gnosall Family Sports & Social Club, Station Road and Wharf Road.
